Retail notes: Capitol View lands Starbucks

The North Gulch building home to HCA and located in the fast-changing Capitol View has landed a Starbucks.

Franklin-based Boyle Investment Co. has announced various retail leases signed at 1100 Charlotte, the HCA Healthcare building that houses Sarah Cannon, Parallon and HealthTrust subsidiaries in the Capitol View district.

In addition to Starbucks, future tenants include Your Pie (read more here), M.L.Rose, Southern Vintage Market and Pinnacle Financial Partners.

Terms of the leases are not being disclosed.

If operational today, the Starbucks would join three other downtown-based Starbucks (Renaissance Hotel, Fifth Third Center and Icon in The Gulch). Also downtown, Starbucks cafes are planned for the Courtyard by Marriott hotel building located at Fourth Avenue and Church Street within the central business district and at mixed-use tower Encore in SoBro.

“We are excited to bring Starbucks to Capitol View, which we believe will be one of the most vibrant office, retail and residential districts in all of Nashville,” said Ben Lerer, senior vice president at New York-based Manhattan Capital, LLC (which represented Starbucks in the lease deal). “We are thrilled to join in such a revolutionary project and look forward to being a part of its continued success.”

M.L.Rose Capitol View is set to open by the end of 2017.

“Every neighborhood needs a great neighborhood pub,” said Austin Ray, owner of M.L.Rose and A.Ray Hospitality. “[Our] first two locations opened in areas that were not yet established as dining or entertainment destinations, and now both Melrose and Charlotte Ave/Sylvan Park are buzzing. Capitol View is [located near] The Gulch, Germantown, downtown and Midtown. We aim to be a regular spot for residents and employees of Capitol View’s spaces, as well as an easy destination for our neighbors.”

Locally based SVM Boutique will open its second location at Capitol View this summer. The flagship store is in Brentwood.

Pinnacle Financial Partners will open this fall.

HealthStream recently announced its selection of Capitol View and the Block E office building as the location for its new corporate office (read more here).

Additional retail and restaurant space will be available in Blocks D and E, along with free public parking in the attached garage. A 170-room hotel, the identity for which Boyle has yet to disclose, will also be located in Block E.
