Welcome back to Deal Dash, our weekly news roundup highlighting some of the commercial real estate dealmaking across Greater Nashville. We aim to showcase a cross-section of recent property sales, proposed developments, construction loans, leases and other activities.
- Oracle is continuing its Nashville office expansion. Oracle Corp. (NYSE: ORCL) leased an additional 16,312 square feet at the Radius Building, located at 601 11th Ave. N, according to Stream Realty Partners’ Q4 Nashville office report. The new lease means Oracle’s total office space now tallies nearly 140,000 square feet. The expansion is one of many the company has made since establishing a local office, while construction awaits on its $1.35 billion East Bank campus. In July, the Business Journal first reported that Oracle leased an additional floor in the Capitol View office building, expanding its local footprint by nearly 30% at the time.
- MJM Architects, one of Nashville’s largest architecture firms, acquired homegrown firm Entech Engineering to merge into a full-service architectural and engineering company, according to a news release. With M&A activity expected to pick up under the new presidential administration, the timely move will strengthen the local firm’s ability to compete against major national players that continue to enter the market. Entech’s employees have all joined MJM at its Nashville office, and the combined company will continue to practice under their respective names. “By bringing the complementary services of this long-time partner in-house, we will be better positioned to meet the needs of both of our companies current and future clients,” Mathew Root, chief operating officer at MJM, said in the release. MJM currently ranks as the ninth-largest architecture firm in Nashville, according to Business Journal research.
- The downtown building home to popular restaurant and cocktail bar Black Rabbit is listed for sale. The four-story building, located at 218 Third Ave. N., is on the market with an asking price of $11.9 million, according to a news release. The 20,000-square-foot building was constructed in 1890 and offers Black Rabbit on the ground-level, two furnished lofts on the second and third floors and shell space on the fourth floor. Kadie Black and Ginger Holmes of Woodmont Realty are handling the listing. The listing is equivalent to around $595 per square foot.
