North Gulch building to offer downtown’s first full-service grocery store
Officials with Publix Super Markets and the Capitol View development in the North Gulch announced Wednesday a fall 2019 opening for the grocery store.
To be downtown Nashville’s first comprehensive, full-service grocery store upon its opening — the Publix will take a first-floor space (seen in green in the above image) in the Capitol View building that offers retailer, offices and apartments and that sits at the northeast corner of the intersection of 11th Avenue North and Charlotte Avenue. The address of the Publix will be 1010 Charlotte Ave. (soon to be known as Dr. Martin L. King Jr. Boulevard).
Of note, the grocery will be located on the east side of the building (close to the CSX railroad tracks) and not — as many had speculated — on the front corner of the west side building. Above the retail space (and the future Publix) sits the 378-unit The Residences at Capitol View, which is billed as luxury rental apartment space and is now seeing tenants move in.
Boyle Nashville and Northwood Ravin are co-developing the block home to mixed-use building for Northwestern Mutual Real Estate (which owns the bulk of Capitol View’s 32 acres).
Terms of the Publix lease are not being disclosed.
Hoar Construction is handling the interior build-out of the Publix space, with a recently issued Metro permit valued at about $1.64 million.
The Publix at Capitol View will span about 27,500 square feet and feature a deli, a bakery, a meat/seafood department and a pharmacy department. The space will be accessible by vehicle from both Charlotte and 11th. It will also offer pedestrian access via an open-air paseo-like entrance fronting Charlotte. Free parking will be available in the building’s garage.
“We’ve seen Capitol View become a vibrant district and knew the addition of a grocery store would be a vital part of cultivating a true urban living experience,” Phil Fawcett, a partner in Boyle’s Nashville office, said in the release. “Not only is the addition of Publix to the district a great amenity for residents, hotel guests and employees of commercial tenants at Capitol View, it also serves the greater downtown Nashville community. A thriving grocery is the last piece of the puzzle in making the Capitol View district an integrated community.”
Jeff Furman, Northwood Ravin vice president of development, said having Publix integrated with the residential component of the building “provides unmatched convenience to our residents, who will be able to simply walk downstairs to shop for groceries.”
Brenda Reid, Publix media and community relations manager, said the company is “looking forward to offering the Publix shopping experience to customers in this new downtown destination location.”
Publix will join existing Capitol View tenants including Pinnacle Financial Partners, the LifeWay Christian Store, M.L.Rose, Your Pie, Starbucks and SVM Boutique. Future retailers include Valerie Boutique, Jón Alan Salon, Central BBQ and Club Pilates.
Based in Lakeland, Florida, Publix in Nashville operates groceries located solely in suburban locales. However, in addition to the Capitol View urban location, Publix plans an urban store to be located on Eighth Avenue South near Melrose.
