1100 Charlotte Avenue Tower at Capitol View Named “Development of the Year”

Gresham, Smith and Partners and Boyle Investment Company were honored last week with NAIOP Nashville’s Development of the Year award for the 1100 Charlotte Avenue mixed-use tower. The award recognized Middle Tennessee’s best overall commercial real estate development from the past year. Judges evaluated projects on innovation, visual appeal, technological features, functionality and regional economic impact. 1100 Charlotte Avenue is the first component and anchor of the 32-acre Capitol View development, housing HCA subsidiaries Parallon, Sarah Cannon and HealthTrust.

The 16-story tower includes approximately 430,000-square-feet of office space, shared dining and conference space, 30,000 square feet of ground-level retail lease space, street parking and a 1,900-car garage. The project also features a vibrant streetscape with dining, shopping, entertainment, housing and transportation options within walking distance. GS&P helped HCA assess multiple locations for the tower before ultimately selecting the North Gulch site. The project is targeted to achieve LEED Silver certification.

The Nashville Chapter of NAIOP (Commercial Real Estate Development Association) is a local organization with national resources, committed to excellence in the commercial real estate market. Their membership includes individuals involved in the design, development, planning and market success of office, industrial and mixed use properties.
