Boyle’s Gulch project, as you’ve never seen it before

Newly public renderings provide a more complete big-picture view of one of the biggest mixed-use developments in Nashville, as construction is poised to get going.

Boyle Investment Co., one of the largest developers in Middle Tennessee, is gearing up for an initial $215 million of work in tandem with insurance giant Northwestern Mutual, which is backing the Capitol View project.

New filings Boyle made with Metro Planning Department, seen in the gallery with this story, come as Boyle’s contractor Hoar Construction is actively bidding work to subcontractors. Within days, subsidiaries of Nashville hospital giant HCA Holdings Inc. (NYSE: HCA) will begin moving into a 16-story office building at the front entrance of Capitol View, at 1100 Charlotte Ave.

In its size and scale, the 32-acre Capitol View development stands among the most prominent projects sparking the revitalization of Charlotte Avenue, a key in-road to downtown and itself a prime target for expanded mass transit. All told, the project is planned to contain up to 1,000 residential units, up to 1 million square feet of offices, about 300,000 square feet of retail, two hotels and a grocery store. LifeWay Christian Resources is building a $70 million to $78 million headquarters at the back left corner of the project, across from a 271-unit apartment complex planned by Charlotte developer Terwilliger Pappas Multifamily Partners (on land not owned by Boyle).

As you’ll see in the gallery, one of the first buildings Boyle is developing is six stories, at the intersection of Charlotte Avenue and 11th Avenue North. Plans call for 375 apartments and up to 60,000 square feet of ground-floor retail, where Boyle is aiming to recruit a grocery store. The building would also contain up to 50,000 square feet of office space and a parking garage with 1,000 spaces.

Boyle also is moving forward with plans for the 4.9-acre property behind that forthcoming building, at the intersection of Charlotte Avenue and Nelson Merry Street. There, Boyle plans a 10-story office building with 319,000 square feet of space and 24,000 square feet of ground-floor retail — as well as a 170-room hotel and a parking garage with 1,161 spaces.
